What do we charge?

Often one of the first questions our clients ask is something like the following:

“Hello, we would like to build a 2,800 square foot ranch with 4 bedrooms, 3 baths, and a finished walkout basement. We can’t spend a penny over $375,000. Is this a reasonable request, and can you get it done at this price?”

While our team can certainly answer these questions and engage in helpful conversations with you, the reality is that your interior and exterior finish preferences and unique features inside and outside of the home will play a significant role in determining cost per square foot for your project. Further, the land you build on will come with many other potential cost variables that we could be unaware of without evaluating your build site.

“Hey, you’re a builder, how do you not know this?”

One thing to keep in mind is we’re not a production home building company. Every home we build is unique. If we constructed the same house over and over again, we certainly could tell you exact building costs, but there is no way we can predict what you want in your home out without spending time with you and understanding your home’s detailed requirements. Our goal is to develop a highly detailed and accurate project budget.

Are you willing to compromise?

When I speak with clients, and they have concerns over a tight budget, I like to ask if they can compromise with project finishes and scope.  If you are $25,000 over budget, are you willing to look at value engineering options?

-        Reduce Landscaping?

- Hold off on irrigation?

-        Omit the backyard patio?

-        Manufactured cabinets vs. custom.

-        Switch from composite exterior decking to pressure-treated lumber?

-       ¾” tongue and groove oak hardwood flooring to engineered or LVP flooring.

Make sense? Remember, the way we build and shop the market for qualified trade contractors is to obtain the best pricing possible and pass that value along to you! Our reputation is built around financial transparency and developing accurate construction budgets. If we fail in this area we will not be successful as a company.
